Design is a very important part of any construction project. However, making sure you work with a good designer is not always easy to do, especially if you haven’t done this before. Design falls into 2 distinct categories, firstly the overall architectural design and floor planning (these are needed first for permitting). Secondly many custom home clients want to maximize their end product by employing interior design services. This covers the finer elements of interior design, for key areas such as kitchen, bathroom, fireplaces etc. They will also greatly help you with product selection and achieving a cohesive look of complementary materials and colours.

Well executed architectural design is a collaborative process between you, the designer and the builder. Here are some key points to consider when looking at the architectural design:
● It’s important the designer knows how to design within a realistic budget.
● In order to make sure budget is managed the builder should be heavily involved in the process and provide updated estimates when key design milestones are complete, (designing in isolation is a likely recipe for budget getting out of control).
● Work with a designer who understands construction and the key cost drivers of design.
● Make sure the designer can provide the level of design service you need (if you want 3D modeling make sure they can do this).
● Design is now a key part of energy modeling and a good designer needs to know how to work with energy efficiency in mind.
● Ideally work with a local designer who knows the local challenges and requirements.​

Interior designers also play an important role. A good interior designer should provide elevation drawings for key aspects where there are cabinets, countertops, tile work, shower, fireplace and other intricate design features.

At the end of the day it is important when your house is being constructed that there is a clear plan to execute, otherwise your vision is up to someone else's interpretation! It is also a real skill to pick out complementing materials, the right paint colours and make the whole project cohesive.

We can recommend several proven designers to work with, who we have completed many projects successfully with. However we realize working with the right decision who is a good fit for you is very important, so ultimately which designer you pick is your choice.
